Once you select your preferred apartment, you can complete the online application, submit the application fee and holding fee, and provide the required documentation. Applications are reviewed based on income, credit, rental history, and public criminal records. If an applicant does not meet eligibility requirements, the holding fee will be refunded.
Most applications are processed within 1–3 business days once all required documents are received. Timing may vary depending on application details and verification requirements.
Coppia offers flexible lease terms ranging from 12 to 24 months, depending on availability and the time of year. Please contact the leasing office or submit an inquiry through the Contact Us page for current lease term options.
Yes. If your preferred layout is not currently available, you can join our priority waitlist by submitting an online application, a $65 application fee per person, and a $600 priority reservation fee. Our leasing team will contact you when a matching apartment becomes available.
Pricing & Fees
Monthly rent at Coppia varies based on floor plan, residence size, view, and current availability. For the most accurate pricing, please visit the Floor Plans page or contact our leasing team directly.
Utilities are not included in the monthly rent at Coppia. Instead, residents are charged a monthly utility flat rate based on apartment size: $135 for studios, $160 for convertibles, $175 for one-bedroom apartments, $195 for two-bedroom apartments, and $235 for three-bedroom apartments. This flat fee includes internet. Residents are also required to set up a ComEd electric account separately, and optional cable service must be upgraded directly through Xfinity.
Coppia does not accept traditional security deposits. Instead, residents use Jetty Bond coverage, with bond amounts determined by screening results and typically ranging from $500 to one month’s rent. Please contact our leasing office for details specific to your application.
A $65 non-refundable application fee is required per applicant, along with a $600 holding fee to reserve your selected apartment during the approval process. Once approved, the holding fee will be applied toward your move-in costs. If an applicant does not meet eligibility requirements, the holding fee will be refunded.
Yes, all residents at Coppia are required to carry renters insurance with a minimum liability coverage of $100,000. Residents may provide their own qualifying policy, or they can use the renters insurance option offered through LeaseTrack for $20 per month.
Pet Policies
Yes! Coppia is a pet-friendly apartment community in Chicago’s West Loop.
Up to two pets are allowed per apartment home, with a $350 non-refundable pet fee and $30 monthly pet rent per pet. Please contact the leasing office for full pet policy details.

Residents can pay rent through the online resident portal using ACH or major credit cards. Please note that processing fees may apply to debit and credit card payments. Personal checks and cashier’s checks are also accepted.
Residents can submit maintenance requests through the Coppia app. Emergency maintenance services are available 24 hours a day for urgent issues.
