Does Coppia offer penthouse apartments?

Yes. Coppia offers expansive three-bedroom penthouse residences in addition to studio, convertible, one-, and two-bedroom apartment homes. These larger layouts provide an elevated option for residents seeking more space in the West Loop.

How do I schedule a tour?

You can schedule a private tour of Coppia by visiting the Schedule a Tour page, submitting a request through the Contact Us page, or calling our leasing office directly. Our team will help you explore available residences, amenities, and the West Loop lifestyle.

What is the application process?

Once you select your preferred apartment, you can complete the online application, submit the application fee and holding fee, and provide the required documentation. Applications are reviewed based on income, credit, rental history, and public criminal records. If an applicant does not meet eligibility requirements, the holding fee will be refunded.

How long does the approval process take?

Most applications are processed within 1–3 business days once all required documents are received. Timing may vary depending on application details and verification requirements.

What lease terms do you offer?

Coppia offers flexible lease terms ranging from 12 to 24 months, depending on availability and the time of year. Please contact the leasing office or submit an inquiry through the Contact Us page for current lease term options.

Is there a waitlist if the floor plan I want is not available?

Yes. If your preferred layout is not currently available, you can join our priority waitlist by submitting an online application, a $65 application fee per person, and a $600 priority reservation fee. Our leasing team will contact you when a matching apartment becomes available.

Pricing & Fees

What is the monthly rent?

Monthly rent at Coppia varies based on floor plan, residence size, view, and current availability. For the most accurate pricing, please visit the Floor Plans page or contact our leasing team directly.

Are utilities included in rent?

Utilities are not included in the monthly rent at Coppia. Instead, residents are charged a monthly utility flat rate based on apartment size: $135 for studios, $160 for convertibles, $175 for one-bedroom apartments, $195 for two-bedroom apartments, and $235 for three-bedroom apartments. This flat fee includes internet. Residents are also required to set up a ComEd electric account separately, and optional cable service must be upgraded directly through Xfinity.

What is the security deposit amount?

Coppia does not accept traditional security deposits. Instead, residents use Jetty Bond coverage, with bond amounts determined by screening results and typically ranging from $500 to one month’s rent. Please contact our leasing office for details specific to your application.

Are there any application or administrative fees?

A $65 non-refundable application fee is required per applicant, along with a $600 holding fee to reserve your selected apartment during the approval process. Once approved, the holding fee will be applied toward your move-in costs. If an applicant does not meet eligibility requirements, the holding fee will be refunded.

Do you require renters insurance?

Yes, all residents at Coppia are required to carry renters insurance with a minimum liability coverage of $100,000. Residents may provide their own qualifying policy, or they can use the renters insurance option offered through LeaseTrack for $20 per month.

Pet Policies

Are pets allowed?

Yes! Coppia is a pet-friendly apartment community in Chicago’s West Loop.

Is there a pet fee, deposit, or monthly pet rent?

Up to two pets are allowed per apartment home, with a $350 non-refundable pet fee and $30 monthly pet rent per pet. Please contact the leasing office for full pet policy details.

Are there any breed or weight restrictions?

Breed restrictions apply. Our leasing team can provide the current restricted breed list and answer any questions about your pet.

Do you have any pet-friendly amenities?

Yes. Coppia offers an on-site dog park and dog spa, giving residents convenient spaces to care for pets without leaving the community. These features help make Coppia a strong option for pet-friendly apartments in West Loop Chicago.

Apartment Features

What appliances are included?

Each apartment includes stainless-steel energy-efficient Samsung appliances, including a refrigerator, oven/range, microwave, and dishwasher, along with a garbage disposal and a full-size in-unit Whirlpool washer and dryer. Kitchens also feature white quartz countertops, gray flat-panel cabinetry, and under-cabinet lighting.

Is there in-unit laundry?

Yes, every apartment at Coppia includes a full-size in-unit Whirlpool washer and dryer for convenient laundry care at home.

Do the apartments have air conditioning and heating?

Yes, all residences include central air conditioning and heating for year-round comfort.

Do you offer furnished units?

Apartments are offered unfurnished, but our leasing team can help connect you with third-party furnishing providers if needed.

Do apartments include luxury finishes?

Yes. Coppia’s residences feature refined finishes throughout, including quartz countertops, gray flat-panel cabinetry, under-cabinet lighting, floor-to-ceiling windows, roller shades, and tile bathroom flooring. Select homes also include central kitchen islands, additional pantry storage, walk-in showers with glass doors, and ceilings ranging from 9 to 14 feet.

Are the apartments designed for strong natural light and views?

Yes. Floor-to-ceiling windows are a defining feature at Coppia, bringing natural light into each residence and framing unobstructed views of Chicago's West End in select apartments.

What amenities are available for residents?

Coppia offers a design-forward collection of amenities for work, wellness, and leisure, including co-working spaces, conference rooms, a social lounge, game room, 24-hour fitness center, yoga and spin studio, resort-style outdoor pool, cabanas, grilling areas, and outdoor gathering spaces with fire pits. Residents also enjoy conveniences such as package room access, bike storage, EV charging stations, dry cleaning services, and controlled access.

Do you have a fitness center and/or pool?

Yes. Coppia features a 24-hour state-of-the-art fitness center, a dedicated yoga and spin studio, and a resort-style outdoor swimming pool with poolside cabanas.

Is parking available and are there any additional fees?

Yes. Subject to availability, Coppia offers assigned garage parking for residents, along with access to electric vehicle charging stations, for $375 per month. Please contact the leasing office for current parking availability.

Are there shared spaces like a clubhouse or co-working area?

Yes. Residents have access to co-working spaces, conference rooms, a social lounge with entertainment space, and a game room. These shared areas are designed to support productivity, relaxation, and community connection.

Is Coppia a good fit for residents who work from home?

Policies & Procedures

How do I pay rent?

Residents can pay rent through the online resident portal using ACH or major credit cards. Please note that processing fees may apply to debit and credit card payments. Personal checks and cashier’s checks are also accepted.

How do I submit a maintenance request?

Residents can submit maintenance requests through the Coppia app. Emergency maintenance services are available 24 hours a day for urgent issues.

What is your policy for breaking a lease?

If you need to break your lease, early termination fees apply. Please refer to your lease agreement or contact the leasing office for details.

What is your guest policy?
